Unit Rep Meeting Summary

June 25, 2010 

Stan Stebig from the SaddleBrooke Pickleball Association discussed:

  • There are currently 330+ members.
  • Pickleball has moved from the Desert View court to the Preserve; and will eventually move to new courts at the HOA#2 Construction Office area.
  • Concerns about noise “pollution”:
    • The closest lot to the Desert View court is 74’. The closest lot to the new area will be 425’.
    • Question: Is there a pickle ball that would create less noise? Answer: No. There could possibly be less noise with different paddles.
    • Roger Swett from the Pickleball Association reported that an outside company will be conducting a noise evaluation. 6 temporary “courts” will be used with actual players for the study.
  • There will be no lighting installed for evening play. Closing time will be 6:00 p.m.
  • Question: Will the HOA#2 Board be soliciting funding from HOA#1. Answer: Not at this time, however, the Pickleball Assoc. will eventually be asking HOA#1 to assist with the operating costs.
  • Scott Devereaux asked Roger Swett if he had a timetable for the “sound study”. Roger reported that RCI will be moving one of the existing buildings in the area to SaddleBrooke Ranch. The study will proceed at that time.
  • Kerry Wolfe inquired what happened to the original $50K money that was collected. Roger reported $30K went to Pickleball at the Desert View court.
  • The new courts are being funded by: RCI furnishing the land; HOA#2 funding the site prep; with the balance coming from fund raising.
  • Ken Lund suggested all of the financial information be published in our two SB newspapers.

 Kristine Bienama, Communications Administrator, distributed a sample new Welcome Packet. She explained the packet is always a “work-in-progress” depending on the latest requirements. 

Morgan Puffenbarger, Director of F&B, reported F&B has had very successful business to date this year and encourages residents to show their support through the summer. Pauline at the front desk will be responsible for all room reservations through the summer.  

Vivian Timian, Director of Operations, reported:

  • Road work has begun on SaddleBrooke Blvd. Paving will be done on Monday with completion on Tuesday June 30th.
  • There is a large amount of remove/replace work to be done on Ridgeview. A schedule will be developed.
  • The cost of asphalt has dropped considerably from $9 per sq. yd. last year to $7 per sq. yd. this year.
  • The Fitness Center will close for renovations on July 6th with projected reopening the end of October. Chestnut Construction has been issued the contract.
  • Common area cleaning has begun in Unit 21 and will progress to the west. Projected completion will be the end of July.

 Kerry Wolfe, BOD liaison, reported:

  • Results of the BOD work session:
    • The Tucson golf course regrassing was discussed at length. This will be reviewed again at the BOD meeting next Tuesday with a decision either this month or at the July meeting. If the BOD approves this item, approval will only be for the “spraying out” of the existing grass which will be done in this year. This Board cannot approve the regrassing work that would start next year, as that will be the responsibility of the new Board.
    • There was substantial “feedback” concerning the Rules & Regulations changes issued last month. Rules governing political solicitations are still to be reviewed with officials to conform to state guidelines.
    • The ALC will be producing new guidelines (that conform to AZ laws) – primarily governing installation of solar panels.
  • A “search committee” has been formed to identify candidates to run for the five (5) BOD positions that will come open in October. 

George Sallaberry reported on a rumor circulating that the Tucson/Catalina courses were deliberately being under watered (causing the poor conditions) in order to force the issue of regrassing those courses.

Kerry reported that is absolutely not true. The reason for the poor conditions is being caused because the temperature/humidity has not cooperated with growth of the Bermuda. The Rye grass has died out and the Bermuda needs the high nighttime temperatures and humidity to develop. Plus, a pump went down last week causing no watering for two days on those courses. 

Scott Devereaux, General Manager, reported:

  • The SaddleBrooke Nine renovation is going well with the contractor a few days behind schedule.
  • F&B has done well this year but will need summer support from the residents.
  • Golf is doing well. 750 residents have purchased the Privilege cards and there are more golfers purchasing annual memberships “current year vs. previous year” than anytime in the past.
  • There will be a “30 year replacement reserve” schedule presently at the July BOD work session – in addition to a “10 year financial model”.
  • Reps were asked to be cautious in the use of their email lists.

 Scott speaking for Bernie Eaton, Director of Golf:

  • Question: Why are shotgun tee times being implemented on all Mondays and Fridays.
  • Answer: It is an experiment due to complaints from golfers concerning getting late tee times.
  • Bernie is looking for feedback.

 Ken Lund distributed a report that he has generated showing AED/CPR participants by unit. 

New Business:

  • A vote was taken and unanimously approved to cancel both July and August Unit Rep meetings.
  • George Sallaberry stated that the Unit Reps need direction on their responsibilities for distribution of community information. Several reps agreed that a policy needs to be established on these responsibilities. George and Ken Lund will meet and establish a suggested policy to be presented at the September meeting.
